Eligible barndominium and pole-barn home financing is limited to 80% LTV maximum. It follows a separate property-eligibility path from standard construction financing, so higher LTV options for certain standard single-family projects do not apply.
Barndominiums, shop-houses, and post-frame metal building homes are increasingly popular in rural and semi-rural Idaho — particularly in the Magic Valley, Eastern Idaho, and acreage properties throughout the Treasure Valley. But most conventional lenders won't touch them.
The challenge is that post-frame construction doesn't fit standard appraisal guidelines. Fannie Mae and Freddie Mac have strict requirements around foundation type, construction method, and livable space ratios that most barndominiums simply don't meet.
Our portfolio lending model means we underwrite and hold these loans in-house, which gives us the flexibility to evaluate post-frame residential construction on its own merits. If your project meets our program requirements, we can structure the financing.
To qualify under this program, the property must be intended as a primary or secondary residence — no commercial or agricultural operations. At least 50% of the total square footage must be designated as livable residential space. The structure must be built on poured concrete foundation footers. Well and septic systems are accepted in lieu of municipal utilities, which is common for rural Idaho properties.
Because Liberty Federal Credit Union underwrites and holds these loans in its own portfolio rather than selling them to the secondary market, we're not bound by Fannie Mae or Freddie Mac guidelines. This gives our team the flexibility to evaluate post-frame construction based on the actual property, the borrower's financial profile, and the project scope — rather than rejecting files that don't fit a standardized template.
Most lenders require three comparable sales to support a barndominium appraisal. In rural Idaho counties where the market is still maturing, finding three barndominium comps can be difficult or impossible — and a thin appraisal can kill the deal. Our program requires only one comp. That's a meaningful difference if you're building in Owyhee County, Lemhi County, Twin Falls County, or anywhere else where barndominium sales are sparse. One strong comp is enough to move forward. The second advantage is kit procurement flexibility. Many barndominium buyers use pre-engineered steel kits, and most fabricators require installment payments before delivery — typically 20% at order, 30% at a production milestone, and 50% before the package ships. Standard construction draws fund work completed and materials installed on site, not pre-delivery payments. We understand how kit procurement works and can structure the draw schedule to accommodate it. If you're planning a kit build, talk to us before you place your order.
