CONSTRUCTION-TO-PERMANENT
CONSTRUCTION LOAN

Residential real-estate financing for your Idaho home build—not a consumer credit-builder loan. One closing, one lender, and a rate locked before you break ground.

THE CHALLENGE

ONE CLOSING. ONE LENDER. NO SURPRISES.

Traditional construction financing requires two separate closings — one to fund the build and another to convert to a permanent mortgage. That means two rounds of closing costs, two appraisals, and the risk that rates or your financial situation change between closings.

Our construction-to-permanent loan eliminates that complexity. You close once before construction begins, lock your permanent rate, and draw funds as the build progresses. When your home is complete, the loan automatically converts — no second closing, no refinance.

This structure is especially valuable in Idaho's active construction markets like Boise, Meridian, and Coeur d'Alene, where build timelines can stretch and rate volatility adds real financial risk.

HOW THE DRAW PROCESS WORKS

Once your loan closes, your builder submits draw requests as construction milestones are reached. Eligible construction loans are underwritten through Liberty Federal Credit Union, with lending, underwriting, and draw administration coordinated throughout the project. Progress inspections are ordered as needed, and funds are released directly to your builder. You receive monthly interest-only statements based on the amount disbursed — so early in the build, payments are minimal.

RATE FLOAT-DOWN AT CONVERSION

If market rates drop during your construction period, you may be eligible for our Rate Float-Down program. Your Construction Specialist will notify you if your loan qualifies for a lower rate at conversion. This can meaningfully reduce your permanent monthly payment with no additional closing.

IDAHO MARKET AVAILABILITY

This program is available across all Idaho markets we serve, including Boise Metro, Meridian, Nampa/Caldwell, Coeur d'Alene, Post Falls/Hayden, Twin Falls, Idaho Falls, and Sun Valley/Hailey. Rural properties, acreage lots, and mountain builds are all eligible subject to standard underwriting.

COMMON QUESTIONS

FREQUENTLY ASKED QUESTIONS

Do I close twice on a construction-to-permanent loan?
No. A construction-to-permanent loan combines the construction and permanent phases in one closing. Construction funds are drawn as the build progresses, then the loan converts to permanent financing when the home is complete.
How are construction draws released?
Your builder submits draw requests as construction milestones are reached. Progress inspections are ordered as needed, and funds are released directly to the builder after the draw is reviewed.
What do I pay during construction?
During construction, payments are interest-only on the amount disbursed. As more funds are drawn, the outstanding balance and monthly interest payment can increase.
What happens if rates fall during construction?
Eligible borrowers may have a Rate Float-Down option at conversion. Program eligibility and final terms are reviewed as part of the loan process.
