LOT PURCHASE LOAN
CONSTRUCTION LOAN

Secure your preferred Idaho parcel today while you finalize your build plans. Lot financing is separate from construction financing and is subject to current program requirements.

THE CHALLENGE

SECURE THE LOT. BUILD WHEN YOU'RE READY.

In Idaho's fastest-growing markets — Meridian, Nampa, and the Treasure Valley — buildable lots are moving quickly. Waiting until your construction plans are finalized means risking the parcel you want to someone else.

Our lot purchase loan lets you act now. Buy the land, lock in your parcel, and take the time you need to finalize architectural plans, select a builder, and prepare for construction. When you're ready to build, we can structure the construction-to-permanent financing around the lot you already own.

This program is available for both improved lots (with utilities stubbed) and unimproved raw land up to 10 acres.

IMPROVED VS. UNIMPROVED LOTS

An improved lot has utilities (water, sewer, electric) already stubbed to the property line. An unimproved lot has no utilities and may require well and septic. Both are eligible under this program up to 10 acres. Rural and semi-rural parcels across Idaho — including acreage in the Treasure Valley, North Idaho, and Magic Valley — are considered.

TRANSITIONING TO CONSTRUCTION FINANCING

When you're ready to build, your existing lot loan can be structured into a new construction-to-permanent loan. Your Construction Specialist will review the current lot value, your construction contract, and your financial profile to structure the combined financing. This transition is a common path for borrowers who want to act quickly on land before finalizing build plans.

COMMON QUESTIONS

FREQUENTLY ASKED QUESTIONS

Can I buy land now and build later in Idaho?
A lot purchase loan can help an eligible borrower secure a parcel before finalizing plans and a builder. When you are ready to build, the lot value, construction contract, and financial profile are reviewed for a new construction-to-permanent structure.
Can an unimproved lot qualify?
Eligible improved and unimproved lots can be considered up to 10 acres. An unimproved parcel may require planning for items such as utilities, a well, or septic before construction begins.
How much can I borrow for an Idaho lot purchase?
The current program describes up to 80% loan-to-value for eligible primary or second-home lots, subject to property and borrower review.
