Eligible owner-occupied physician construction may provide up to 100% financing to $1 million, then 95% to $1.5 million and 90% to $3 million. Current program requirements, approved-builder requirements, and owner occupancy apply.
Physician borrowers do not always fit neatly into standard mortgage underwriting. Residents, fellows, and newly signed attendings may have strong earning potential, but their current pay history, contract-based income, and student loan obligations often require a more specialized review.
Our physician construction loan is designed to evaluate qualified medical professionals with that full picture in mind. Employment contracts may be considered, eligible student loan payments may receive program-specific treatment, and the single-close construction-to-permanent structure allows borrowers to close once before the build begins.
Student loan debt is still a real obligation, and every file is fully underwritten. This program does not ignore risk or encourage borrowers to overextend. It simply gives qualified physicians a lending path that better reflects their career stage, income structure, and long-term earning profile.
This program is available to licensed physicians, dentists, optometrists, pharmacists, and other qualifying medical professionals at any career stage — including residents and fellows with signed employment contracts. Attendings in private practice, hospital employment, or academic medicine are also eligible. Your Construction Specialist will review your specific situation to determine program fit.
Standard mortgage underwriting typically requires 2 years of W-2 or tax return history. For physicians early in their careers, this can be a barrier. Our physician program may accept a signed employment contract as evidence of qualifying income, allowing borrowers to proceed with financing before their first paycheck from a new position.
Medical school debt is substantial for most physician borrowers. Under standard guidelines, student loan payments can significantly impact debt-to-income ratios. Our physician program applies program-specific DTI treatment for eligible student loan obligations, which may allow borrowers with high student debt loads to qualify for the home they're building.
